Westchester was laid out as a planned community, and the brick Georgians and bungalows that fill its streets near Mayfair Park were built to last. Their chimneys are now well into the age where the original mortar joints begin to fail, and the weeks before the first hard freeze are the best time to repoint them, before winter turns small gaps into real damage.
Why mortar gives out before brick
Mortar is deliberately softer than the brick it holds, so it takes the wear instead of the masonry. Over sixty or seventy winters of rain, freeze, and thaw, the exposed face of each joint erodes and recedes. Once a joint opens even slightly, water enters, freezes, and pushes the gap wider. The bricks themselves are usually fine; the joints are what need attention.
Spotting failing joints from the ground
- Mortar lines that look recessed or shadowed compared to the brick face
- Crumbly, sandy mortar you can scrape out with a fingernail at the base
- White efflorescence staining on the stack
- A brick or two that has shifted or sits loose
- Fine debris collecting at the base of the chimney on the roof
What proper tuckpointing involves
We grind the failed mortar out of each joint to a consistent depth, clean the joint, and pack in fresh mortar matched in color and, importantly, in hardness to the original. Using a mortar that is too hard on an older Georgian traps stress in the brick and causes spalling later. Done correctly, repointed joints shed water again and the chimney is protected for decades.
Why the timing matters in Westchester
Mortar needs mild temperatures to cure properly, so September and early October are ideal. Repointing before the first freeze means the new joints are fully set before winter tests them, and any crown or cap issues found on the same visit can be handled at once.

How do I know if my chimney needs tuckpointing?
Recessed, crumbling, or missing mortar between the bricks, white staining, or loose bricks are the main signs. An inspection confirms the extent.
Will new mortar match my old chimney?
Yes. We match the color and use a mortar of similar hardness so the repair blends in and protects the original brick.
Can tuckpointing be done in cold weather?
It should not be. Mortar needs mild temperatures to cure, so fall before the freeze is the right window.
How long does repointing last?
Properly done with the right mortar, several decades — often as long as the original joints did.
